You have to be careful when using the internal rate of return for evaluating different investments with different repayment patterns and different maturities. Although investments can give you the same IRR, generally speaking, getting your money faster is better. An amortizing loan would typically be best because there is less risk, followed by a bullet repayment loan followed by a PIK bond. This means that when you are looking at your returns, you also need to think about the maturity, how quickly you get repaid. It's helpful to look at other ratios such as the average life, which gives you the equivalent bullet repayment bond. Plus you also want to look at the headroom, and the two ratios that we have for headroom are the debt service coverage ratio and the loan life coverage ratio. And those three ratios combined with the IRR will give you a much better evaluation of your returns as a creditor.
